Price, approvals and finance
What is included in the price?
Plan prices are based on our standard inclusions list: a pre-engineered steel frame, a Colorbond roof, insulated and sarked walls, plasterboard linings, a kitchen with oven, cooktop, rangehood and dishwasher, and tiled shower areas. The price also covers building approval, plumbing approval, structural engineering and independent inspections at our facility.
What costs extra?
Foundation piers, transport and crane hire, and connecting plumbing and power on site cost extra. The site costs calculator gives you an estimate. Fees before contract (the desktop assessment and soil test), site preparation, retaining walls, driveways, landscaping, fencing, water tanks, stormwater and septic systems are also outside the plan price.
Are the prices final?
No. Prices on this site are indicative and can move with the market. You get an accurate quote and contract after the specification sheet, desktop assessment and soil test are done.
Can I change the layout, windows or finishes?
Each Compass Home gets its own set of plans, so there is some flexibility inside the module structure. Window positions and sizes, for example, can suit your site’s orientation. You choose your colour scheme, finishes and materials before contract stage, and upgrades to products and finishes are available at design stage. The images on this website are for illustration only and are not all technically accurate.
What is a desktop assessment?
A qualified outside assessor checks your land against council regulations, overlays and allowable building footprints, so we do not design a home that does not fit your block. Allow $330. The report is yours to keep.
Do I need a soil test?
We recommend one. It sets the foundation requirements and gives us an accurate price. An independent local tester does it, and you arrange it. You pay the fee, and the report is yours to keep.
Can you build in a bushfire or cyclone area?
The standard cladding and windows in our inclusions list don't cover bushfire-rated (BAL) or cyclonic areas, so those blocks need an upgrade. If your block needs a bushfire assessment, allow $725.
Who connects power, water and the internet?
You set up the services you need, such as power, gas, telecommunications and NBN, in your own name with the provider you choose, before or during construction. Compass Homes QLD and our contractors are not responsible for connection fees. At contract stage we also give you estimates for on-site costs like power, water, drainage, foundations and transport.
Will a bank lend for a modular home?
Lending for modular homes can differ from a standard build, and not every bank lends for modular. You secure finance once you have a signed contract, so ask your lender early. We can suggest a local lending specialist when you enquire.
What warranty and insurance apply?
Your build is covered by QBCC home warranty insurance, and the premium is on a sliding scale based on the value of the home. Fixtures and fittings carry the manufacturers’ warranties. You need home and contents insurance on the property at least two weeks before installation, or installation can be delayed.
