How we build your modular home

Eight steps from your first enquiry to the day you move in, and what happens at each one.

    Enquire

    Tell us about your block, your budget and what you need today. No obligation, no hard sell. You will receive an email outlining the following steps in detail.

    Choose your modules

    Pick a floor plan from the catalogue, or arrange your own layout in the Module Builder.

  3. 3

    Desktop assessment and soil test

    A desktop assessment checks your design against your block and council rules, and a soil test confirms the foundation requirements. Both are needed before we can give you an accurate final quote.

    Sign the contract

    Complete your design, choose your colours and finishes, and receive your final accurate price. Connection points for your next stage are locked in before you sign.

  5. 5

    Council approval

    We prepare the paperwork for your local council alongside you. Timing here varies and sits outside the twelve to twenty week build window.

  6. 6

    Built in Pittsworth

    Modules come together in our facility to full Class 1A standard, on a fixed schedule.

  7. 7

    Delivered to your block

    Finished modules travel to your land, ready to connect.

  8. 8

    Connected and finished

    Modules join on site, services connect and the final fit-out is finished. Building and plumbing inspections are completed, and you move in.

Why we plan the whole home before you build stage one.

Step 2 is where the scalability happens. When you choose your modules, we plan hallways, services and connection points for the entire home you want, including the stages you build later. That means a future module can be built off-site and added later without undoing anything you already paid for.

Modular and prefab

What is modular prefab?

Modular means the home is made up of engineered steel modules, nominally 4×4m, 8×4m or 12×4m, that link together like building blocks. Steel gives the structure its strength; an internal timber frame gives it the comfort of a traditional home.

Prefab means your building is built complete in our facility, then travels to your land. Each module is prefabricated to fit together precisely on site. These are not imported or tiny homes.

Common questions

How long does it take?

Twelve to twenty weeks from scheduled construction start date. Council approval happens alongside that and its timing varies by area, so it sits outside that window.

Is a modular home the same as a site-built home?

A Compass Home is a Class 1A certified, council-approved asset on your property, built to the same standard as a site-built home.

Do I need council approval?

Yes. Rules and size limits vary by council, particularly for smaller dwellings. We'll help you through the paperwork for your specific area.

Can I add on later?

Yes. Hallways, services and structural connections for your next stage are planned into the design from day one, so adding on avoids the rework of a traditional extension.

Are there any grants or concessions available?

First-home buyer grants apply to new builds. We're builders, not financial advisers, but we're happy to point you in the right direction when you enquire.
